# 30-year mortgage rate rises to 7.28%, highest since November 2023

The average 30-year fixed mortgage rate is 7.28%, Freddie Mac said Thursday, October 1, the highest since 7.29% on November 22, 2023.

Freddie Mac said Thursday that a 30-year fixed mortgage now averages **7.28%**, the highest reading since 7.29% on November 22, 2023.

It was the sixth weekly increase in a row, and the rise from 7.03% was the largest weekly rise in the survey this year.

Mortgage rates usually move with the 10-year Treasury yield. From Thursday, September 24, to Wednesday, September 30, the days the survey covers, that yield rose from 5.18% to 5.29%. The mortgage average rose by more than twice as much.

The principal and interest on a new 30-year loan of $300,000 is **$51** more a month than at last week's rate, and $188 more than at 6.34% a year ago, before taxes and insurance.

Inside those survey days, applications fell 6% in the week ending September 25, the Mortgage Bankers Association said Wednesday. Purchases fell 4%. Refinances fell 9%, and were 56% below the same week a year earlier.

"Mortgage applications fell by 6% due to the recent surge in rates, with purchase and refinance applications both declining to their slowest weekly pace since 2025," said Joel Kan, vice president and deputy chief economist at the association.
