Our read on VGSR

ETF.net Research

CVert is a one-fund shop: this screened global real estate portfolio is the firm's whole business, and Dimensional Fund Advisors sits in the sub-adviser seat. It started life as a mutual fund in 2017 and converted to ETF shares in 2023.

Stated mandate

The Fund seeks long-term capital appreciation through an actively managed portfolio of sustainable real estate companies.

Why people hold it

  1. 010.51% a year for an actively managed global property portfolio, under the 0.65% median for active US equity ETFs.
  2. 02A boutique sustainability shop writes the rules and Dimensional Fund Advisors sub-advises, bringing a large-firm trading and portfolio management desk to a small fund.vertfunds.comsec.gov
  3. 03The record predates the ticker: launched as a mutual fund in 2017, reorganized into an ETF in December 2023 with the same adviser, sub-adviser and strategy.vertfunds.com
  4. 04US and non-US property companies in one wrapper, with cash paid out quarterly.

Worth knowing

  1. 01This is one sector, globally. Landlord stocks answer to interest rates and credit conditions, so the ride differs from a broad equity fund.
  2. 02Sustainability screens leave out part of the global REIT universe, so results can drift from plain real estate benchmarks in either direction.sec.gov
  3. 03Volume is moderate rather than heavy, which makes limit orders and a glance at the spread worth the extra click.
