INDSCPacer Industrial Real Estate ETF

VNQIAVanguard Global ex-U.S. Real Estate ETF

In short

INDS Most real estate funds hand you the whole property market in one bundle. INDS takes just the industrial slice, tracking a global developed-market index of about 40 companies whose revenue comes substantially from industrial real estate.

VNQI Everything outside the US property market in one ticker: roughly 700 REITs, landlords and developers across 30-plus countries, developed and emerging, for 0.12% a year.

Stated mandate

INDS The fund seeks exposure to global developed-market companies whose revenue is substantially generated by industrial real-estate operations.

VNQI The Fund seeks to track the S&P Global ex-U.S. Property Index, an index of international real estate stocks in developed and emerging markets. It generally uses full replication and invests at least 80% of assets in index securities.

Why people hold it

  • INDS A pure industrial play, not a REIT grab bag: about 40 developed-market names picked by index rule, each earning most of its revenue from industrial property.
  • Costs 0.49% a year, a shade under the median for its global real estate peer group. The niche focus does not carry a niche price tag.
  • Live since 2018 and distributing quarterly, so there are years of real-world behavior on the tape rather than an index backtest.
  • VNQI At 0.12% a year, it costs about a quarter of the typical global real estate fund and lands within two basis points of the cheapest in its peer group (HAUZ, 0.10%).
  • Full replication across roughly 700 names in more than 30 countries, so no single Tokyo landlord or Sydney mall owner carries the portfolio.vanguard.com
  • The benchmark reaches past pure REITs into companies that own, manage and develop property, which is how it covers markets where the REIT structure barely exists.spindices.com
  • Trading since 2010 and one of the tighter index trackers in its cohort, which is the whole job for a fund like this.

Worth knowing

  • INDS Thinly traded. Spreads can run wider than the category's household names, and size orders take more care to fill.
  • One property type, about 40 holdings. Concentration is the whole design, and it cuts both directions.
  • Broad global real estate rivals such as HAUZ (0.10%) and VNQI (0.12%) charge a fraction as much, and they lead this peer group. They own the whole market, not the industrial slice.
  • VNQI Currency exposure is unhedged, so moves in the dollar against the yen, euro and other local currencies feed straight into results.vanguard.com
  • Emerging markets and China-linked property companies are in the mix, a risk set the prospectus calls out separately from developed-market investing.vanguard.com
  • Distributions land annually or semiannually rather than monthly, so the income arrives in lumps.

How we measure overlap

Each holding counts at its smaller weight in the two funds, summed over the full Holdings. Sector, country and asset class use the same rule on each fund’s split. Cash, FX and derivative lines stay out of the counts. Two bond funds get no overlap figure.
