  1. 01A pure industrial play, not a REIT grab bag: about 40 developed-market names picked by index rule, each earning most of its revenue from industrial property.
  2. 02Costs 0.49% a year, a shade under the median for its global real estate peer group. The niche focus does not carry a niche price tag.
  3. 03Live since 2018 and distributing quarterly, so there are years of real-world behavior on the tape rather than an index backtest.
