Our read on IFGL
CLandlords everywhere but here. A 2007-vintage index fund holding roughly 300 developed-market property companies outside the US, with no American REITs and no emerging markets in the mix.
The fund seeks to track an index of real estate equities in developed non-U.S. markets.
Why people hold it
- One of the originals: launched in 2007 and built on the FTSE EPRA Nareit Developed ex US Index, back when non-US property was barely an ETF category.ishares.com
- Literal mandate, no improvising: a straight index basket of roughly 300 real estate names in developed markets outside the US.
- The 0.48% fee sits just under the median for global and international real estate funds, and distributions come quarterly.
- Lands in the upper half of its international real estate peer group, helped by a broad book and a close read of its stated benchmark.
Worth knowing
- Cheaper doors to similar ground exist: HAUZ charges 0.10% and VNQI 0.12%, so the extra fee here buys the wrapper more than a one-of-a-kind basket.
- A smaller, lightly traded fund next to the category's giants, so bid-ask spreads can run wider, which matters most on big or hurried orders.
- Every holding is listed abroad and priced in a foreign currency, so exchange-rate moves ride along with the property market in dollar terms.ishares.com
